Tropicana’s Growth Plans In Johor With 2 Mega Townships Worth Over RM30 Billion GDV

Tropicana plans to develop 2 mega townships worth over RM30 billion in GDV on parts of its massive 2,000-acre landbank in Johor.
Foreseeing a need to meet expected upcoming demands for housing, commercial, recreational and lifestyle hubs, the townships – Lido Waterfront Boulevard in Johor Bahru and Tropicana Uplands in Gelang Patah will add further vibrancy to the Johor landscape.
Both townships possess convenient access to the Causeway and the Malaysia-Singapore Second Link Expressway appealing to locals as well as Malaysians working in Singapore and Singaporeans themselves.

With the boom of Johor property market, the state secured one of the highest foreign investment funds totaling RM63.9 billion in 2023. Tapping into Johor’s huge potential, Tropicana Corporation Berhad (“Tropicana” or “The Group”) plans to develop 2 mega townships worth over RM30 billion in GDV on parts of its massive 2,000-acre landbank. Foreseeing a need to meet expected upcoming demands for housing, commercial, recreational and lifestyle hubs, the townships – Lido Waterfront Boulevard in Johor Bahru and Tropicana Uplands in Gelang Patah will add further vibrancy to the Johor landscape. With Johor experiencing a phase of accelerated growth, Tropicana aims to tap into this huge potential and transform these signature townships into a dynamic metropolis of the south.

Lido Waterfront Boulevard, an integrated mixed development in Johor Bahru and Tropicana Uplands, a sustainable township in Gelang Patah – are both positioned in prime location with convenient access to the Causeway and the Malaysia-Singapore Second Link Expressway. The prime location coupled with its modern features will appeal not only to the locals, but Malaysians working in Singapore and Singaporeans themselves.

Ong Chou Wen, Chief Executive Officer of Tropicana shared more on Tropicana’s headway in the Southern region, “Since 2010, Tropicana has been well-entrenched in Johor, building sustainable townships centered around our 8 development DNAs and 3 ESG pillars. To-date we have completed more than 8 developments spread across 3 townships, namely Tropicana Danga Bay, Tropicana Danga Cove and Tropicana Uplands. The demand index for Johor properties climbed by 17%. These demand trends are in line with NAPIC’s Property Market Report 2023, which noted a 20% decrease in Johor’s unsold property units from 5,258 in 2022 to 4,228 units by 2023. Coupled with the rental price hike in Singapore, it is the right time for Tropicana to roll out its strategic townships to spur its growth plan in the booming Johor market.”

LIDO WATERFRONT BOULEVARD

Strategically located on 163-acre of reclaimed land along the waterfront bordering Singapore, Lido Waterfront Boulevard is an integrated mixed development with freehold status integrating green, smart and sustainable elements. This RM34 billion GDV development will feature sectors such as healthcare, medical tourism, hospitality, recreational and lifestyle offering, which are among the sectors being promoted by Johor. The development is set to take off with a soft launch in the 3^rd Quarter this year, paving the way for a series of developments in the township starting with The Watermark Residences which bears a Gross Development Value (GDV) of RM1 billion. The Watermark Residences is within an eight-minute drive to the Bukit Chagar Station of the Johor Bahru-Singapore Rapid Transit System (“RTS”). The new RTS Link project linking the cities of Johor Bahru in Malaysia and Singapore will enable more than 10,000 passengers per hour to travel between the two destinations in just 6 minutes, reducing road traffic on the Johor embankment, which currently carries more than 350,000 vehicles each day. This will be a major step forward in avoiding congestion in the region, and at the same time, will have a significant environmental impact by reducing greenhouse gas emissions in the area.

TROPICANA UPLANDS

A 25-minute drive to the west of Johor Bahru is Tropicana Uplands, a new 314-acre sustainable township will be home to residential and commercial components. This freehold development also offers a central community park, educational and recreational amenities designed to promote green and sustainable living. The township’s first residential precinct – Aster Heights, achieved a remarkable 100% take-up rate for its 193 units of two-storey terraced houses in under five months since it launched in 2021. Then brand-new house owners are scheduled to receive the keys this June. Fraser Heights, another residential precinct, comes on the heels of Aster Heights in the Tropicana Uplands township and bears a Gross Development Value (GDV) of RM387 million.
